Redevelopment of a 1960s site that included a vacant Kmart and a "Second Sun" movie theater. Individual issues included:

Design storefronts for up to seven national retailers that allowed individual expression while maintaining an overall unity for the project
Develop storm water retention on a site where none existed
Create access for the "Coventry Neighborhood" to the north and redesign the existing entrance off Alpine Avenue to help alleviate Alpine Avenue congestion
